High-tech environments and spaces designed like those of a Roman domus in a historic building under the banner of reducing environmental impact.

The transfer of the offices of Fox networks Group Italy to Palazzo Marignoli (Piazza San Silvestro), a building of the end of 800 owned by Allianz Spa and the subject of an important restructuring managed by Allianz Real Estate, was completed a few days ago.

PRELIMINARY ANALYSIS, THE INDIVIDUATION OF THE NEW OFFICE AND THE REDUCTION OF ENVIRONMENTAL IMPACT

"We were looking for a space where a creative company like ours could recognize itself, where ideas could circulate, hosting us all in a single environment without architectural barriers. A place to be happy and proud of working, easy to reach for everyone. With Palazzo Marignoli it was love at first sight ", recalls Donatella Colantoni, Head of HR of Fox Networks Group Italy.

To guide the design of the spaces, an analysis of the working methods was carried out (workplace analysis) and the values ​​to be represented in the new offices were defined: innovation, respect for the environment, informality and familiarity in the team. "The result was a project that gave soundproofing a strong prominence, an open space enriched by a variety of spaces, closed and open, in which to hold meetings of various kinds and numbers of participants", adds Mauro Panella, Vice President of Broadcast Operations Italy, Germany & UK of Fox Networks Group.

Consistent with the general policy of reducing the environmental impact of Fox networks Group, in view of the transition from an extra-urban location - substantially reachable only by own means - to one in the city center to encourage the use of alternative transport and reduced environmental impact , in collaboration with the University of Roma Tre the individual and collective mobility of all staff was analyzed. The result of this analysis was a PSCL (Moving Home Plan) that provides the provision of shuttles to and from the Termini station and the signing of numerous agreements with parking lots and the major car / motorcycle / bike sharing companies. The result of this work was the reduction of Co2 emissions due to trips to and from the workplace from 251 to 0,5 tonnes on an annual basis.

Another measure taken in this light and in line with the National Geographic Planet or Plastic campaign was the complete elimination of single use plastics for the distribution of water inside the offices, which is flanked by a rigorous separate waste collection.

To support Fox Networks Group in the search for new offices, owned by Allianz, CBRE was a leading international company in real estate consulting. "The search for the new Fox headquarters has been complex. CBRE has identified a solution at that time off-market because it is the subject of complete redevelopment. Despite this, the property has guaranteed to Fox delivery times in advance compared to the work schedule. The result is the first example of a smart office built in the historic center of Rome, demonstrating the fact that it is possible to adapt any type of property to the needs of international companies and new ones.

PLANNING AND DISTRIBUTION OF SPACES: THE MODEL OF DOMUS ROMANA

The new offices of Fox Networks Group Italy have been conceived as a collective space, in some way close to the domestic space but capable of very high work performance, consistent with the values ​​of Fox and equipped with the most advanced technological standards in respect of energy parameters for the obtaining the Leed Silver certification, in line with the provisions of Allianz.

The fact of being in the center of Rome led the distribution of the interior spaces of the new headquarters organized like those of a Roman domus. Entering the offices you find yourself in an atrium with reception and passage to other areas with two large Ledwall walls managed by a system that allows centralized transmission of content to the many screens in all offices. From the atrium you can access the taberna, break area and meeting place, a "public" space with functional value and above all, integration between colleagues where it is possible to have lunch, have a coffee or hold an informal meeting. All the spaces are connected by an open space conceived as a porticus divided into spatial subsets with glass walls where 28 are inserted meeting rooms of different capacities, all equipped with monitors and technologies to manage presentations and videoconferences.

In the same open space are the positions of employees and top management. This subdivision of spaces allows you to modulate moments of individual and relationship concentration in a flexible way, between workstations, real meeting rooms and more informal spaces equipped with sofas and other furnishings not typical of an office. Among the most capacious meeting rooms is an auditorium capable of hosting meetings as moments of entertainment and the boardroom, set up with an eye to technology. All the management of the signals and equipment of the new Fox offices is entrusted to a home automation system.

Designing the offices, located on the third floor of Palazzo Marignoli on an area of ​​approximately 3 thousand square meters and able to host about 200 people, was DEGW, the Lombardini22 brand company specialized in the workplace sector. "The project for the new headquarters of the Fox Networks Group in Rome was particularly stimulating, because we created a technological entertainment factory in a setting full of history. We have introduced new concepts of use of space with areas of support designed specifically for different and non-traditional working methods, flexible relationship spaces that animate the heart of the project, whose essential concept is to combine the innovative, high-tech, fluid and globally connected to the brand with the human touch and the domestic feeling of the spaces and 'raw' surfaces of a historic Roman building, "says Alessandro Adamo, DEGW director and Lombardini22 partner.

TECHNICAL AREAS AND ATMOS CERTIFICATION

In addition to the common areas and individual workstations, the new Fox Networks Group Italy offices also host 200 square meters of post-production facilities, with 4 audio channels, 2 shooting rooms and 2 video-Avid rooms. The design, signed by the Donato Masci acoustic studio, Studio Sound Service, the construction and fitting out have been entrusted to Proaudio Consulting, former "author" of the Fox facilities in England and Germany and to the Aura Global Services for the plants. The shows are equipped with a mix audio system, on Genelec listening, which allows you to work content from 2.0 (stereo) to 9.1.4 (Dolby Atmos). The facility is also equipped with a Dante internal network of the latest generation but also a completely analog system, "old school".

"The project was followed by the parent company Dolby from the initial stages making it suitable for the first Atmos Home Entertainment certification ever. A result that makes us extremely proud and satisfied ", recalls Maurizio Raffaeli, Director of Broadcast Operations at Fox Networks Group Italy, Germany & UK who supervised the technical set-up of the new Fox offices.
